Where is
Marley Park?
Conveniently accessed from the Loop 101, Loop 303 and Grand Avenue approximately
20 miles northwest of downtown Phoenix. Bounded by Waddell Road to the
north, Cactus Road to the south, and Reems Road and Litchfield Road to
the west and east. Accessed via Bell Road, which is the primary thoroughfare
for Surprise, Arizona. Get

How many homes are planned for Marley Park?
The community is approved for approximately 3,000 homes to be released in phases. Within our first two phases approximately 1,440 will be released.
What type of homes will be
offered at Marley Park?
Marley Park features classic architectural styles including: Bungalow, Cottage, Craftsman, Monterey, Spanish, Territorial Ranch and Traditional. A unique range of housing choices and floor plans are also available including single-family homes, attached homes and courtyard homes.
Who are the builders in Marley
Park?
Ashton Woods Homes, Element Homes, Engle Homes and Scott Communities are our builders for Phases 1 and II. Additional builders may be invited to join Marley Park in future phases.
Does Marley Park have custom home sites?
At this time, custom sites are not available and it is not yet determined if Marley Park will offer custom home sites in the future.
What Are The Price Ranges Within Marley Park?
Current base price for all floor plans and elevations start from the high $100’s. Please visit each builder sales office for their current pricing.
Will there be other homes in Marley Park like the Welcome Center?
The Welcome Center is of Craftsman style, one of seven architectural styles that are offered in Marley Park. At this time, we do not have a builder that is offering a floor plan and elevation identical to the Welcome Center. In the future, the Welcome Center will be sold as a private home.
Will all of the homes have wrap-around porches?
No, there are a variety of porch styles offered throughout the community. Some homes do not have front porches as it is not compatible with all plans and architectural elevations.
What is the property tax for the City of Surprise?
Slightly under 1%.

be gated?
Marley Park is currently not planned to include any gated areas in the
community.
Will there be a golf course
at Marley Park?
Marley Park does not have a golf course within the parameters of the community. However, there are several public golf courses conveniently located nearby.
What amenities will be offered
in Marley Park?
Marley Park offers residents a variety of amenities, including a centrally located 45-acre public-use education and recreation parks complex that includes: Heritage Park, Marley Park Elementary School, as well as The Heritage Club, a series of unique neighborhood parks, the Arbor Walk, a community intranet and a neighborhood marketplace. Additional amenities include:
• 1,600-seat open-air amphitheater
• Lighted baseball and soccer fields
• Community rose garden
• Adventure play areas
• Community pool, opening in early 2008
What type of telecommunications
capabilities will be available at Marley Park?
Marley Park and Cox Communications have partnered to provide residents
with the latest programming with Cox’s Classic level of television
service and access to high-speed Internet.
What can I expect to pay
in association fees at Marley Park?
Current fees are $135.00 per month, which includes a $71 base assessment and $64 Telecommunity Fee. The Telecommunity Fee covers high-speed Internet access and cable television service through Cox Communications and are subject to change in accordance with the governance documents.
How much are the Community Life Team fees expected to increase and how soon?
Community Life Team dues are subject to increase; the increase limitations and frequency are outlined in the Marley Park governance documents. Please contact the Community Life Team if you have additional questions.
Will there be a pool at Marley Park? There will be a pool at Marley Park, available to residents and their guests. Please contact the Marley Park Community Life Team for more information.
Will there be a fitness center?
There is no fitness center scheduled at this time. Marley Park is designed as a pedestrian-friendly community, and the Arbor Walk can be used for walking, biking, or running, and the numerous neighborhood parks provide outdoor recreation spaces, as well. The residents’ Heritage Club will provide fitness classes.
Will there be intra-community sports leagues at Marley Park?
Yes, the Community Life Team plans to offer various sports and leagues, but the type and extent will ultimately be determined by the interest level and participation of community residents.
Can non-residents use the Heritage Club?
The Heritage Club is a residents only amenity and is not available to non-residents.
Who are the utility providers at Marley Park?
Southwest Gas, APS, Arizona American Water
Who will be maintaining the neighborhood tree-lined streets?
The trees are maintained by the Community Life Team. Throughout the neighborhoods, water for the trees is drawn from the homeowners’ water source. Maintenance of ground cover in front of homes is the responsibility of the homeowners.
What is a CFD?
A CFD is a Community Facilities District. The CFD is a city-approved bond with funds used for community infrastructure improvements. In the absence of a CFD, infrastructure improvements would be achieved through additional Community Life Team Fees. The CFD is assessed through the property tax, and is currently deductible for purposes of calculating federal and state income taxes.
The Marley Park CFD is not expected to exceed $3.30 per $100.00 of secondary assessed valuation of property, for as long as the bonds are outstanding. Please visit the Welcome Center for a copy of our CFD brochure.
The Parks and Arbor Walk
Will there be paths and trails
throughout the community?
Phases I and II offer pedestrian-friendly, tree-lined paths, otherwise known
as the Arbor Walk, that link the community’s unique parks and
neighborhoods.
When will the parks be ready
for use?
Phase I parks are complete and ready for use, Arbor Park, Desert Garden Park, Discovery Park, Founders Park, Heritage Park, Hourglass Park, Marley Park, Mosaic Park and Wisdom Park.
Phase II parks including, Bumblebee Park, Rose Garden Park, Starlight Park, Storybook Park, Strata Park and Veranda Park are planned for completion in late 2008 and early 2009.
What is featured in each
park?
Fifteen uniquely themed parks have been planned for Phases I and II. The parks, featuring open play areas, covered picnic areas, flower gardens and shade trees, are located within a few minutes walk from each home in Marley Park.
Is the Arbor Walk part of the sidewalk system or is it a separate path?
The Arbor Walk takes the place of standard sidewalks in the areas of the community where it is located. The Arbor Walk is a pedestrian-friendly path and trail system that is lined with Evergreen Elm trees.
How is Marley Park able to support all of its grass and trees in this desert region?
Marley Park is using a computerized system (Maxicom) to support and maintain the community’s landscape. The Maxicom System is the latest technology available in water management systems. It automatically calculates the daily water needs of each landscape area, adjusting the amount of water use based on conditions such as humidity and other factors. The system also alerts operators to breaks or leaks in irrigation lines. The water system allows Marley Park to use the minimum amount of water necessary to maintain landscaping, providing tremendous water conservation benefits. In addition, Marley Park utilizes non-potable water through the Maricopa Water District.
Are the Heritage Park field lights on timers or do they have specific times that they will be on?
The lights at Heritage Park follow the same field lighting schedule as other City of Surprise parks.
How will the neighborhood parks be kept private?
The only park that is promoted as public is Heritage Park. Like most other planned communities, the themed neighborhood parks will not be publicized outside of the community, nor will they be open to non-residents. With the availability of Heritage Park, we expect that non-residents will be respectful of private property within the community of Marley Park.

school is located at the heart of Marley Park, adjacent to Heritage Park.
